• Booking information: guest name, email, phone, stay dates, billing details — collected via direct booking or via partner platforms (Airbnb, Vrbo).
• Service-provider information: name, business name, mailing address, email, phone number, mobile phone number for SMS, and signed agreements — collected when we engage cleaners, contractors, property managers, co-hosts, building owners, building management, and HOA contacts.
• Site activity: standard server logs (IP address, user agent, page accessed). We do not place advertising or third-party tracking cookies on this site.

How we use information

• To provide bookings and stays: confirming reservations, sending check-in instructions, handling questions during a stay, processing payment.
• To operate properties: coordinating turnovers, maintenance, building access, and other property logistics with our service providers and operational partners.
• For required communications: e.g., legal, tax, billing.

SMS & mobile phone numbers

We do not sell, rent, or share mobile phone numbers or SMS consent information with any third parties or affiliates for their marketing or promotional purposes. Mobile phone numbers collected as part of the SMS consent flow described on the SMS Terms & Consent page are used solely to send the operational text messages described there. We may share phone numbers only with service providers that help us operate our SMS program (for example, our SMS delivery provider, Twilio), and only to the extent necessary to deliver the messages that have been consented to.

SMS consent and opt-in data are not shared with third parties for any purpose other than operating our messaging program.

Sharing

We share information only with:

• Service providers we engage to operate our properties or our SMS program (booking platforms, payment processors, SMS delivery providers, accounting and tax professionals).
• Authorities, when legally required (subpoena, court order, lawful request).

Retention

We retain information as long as needed for the purposes described above and to comply with our legal, tax, and accounting obligations. Signed SMS consent forms are retained on file for the duration of the engagement and a reasonable period thereafter.

We use reasonable administrative, technical, and physical safeguards to protect the information we collect. No system is perfectly secure, but we work to limit access to information to those who need it to do their job.
