This page describes the text messaging (SMS) program operated by Cozy Home LLC (“we,” “us,” or “our”). Our SMS program is used solely for operational coordination with the service providers and business partners who help us operate our short-term vacation rental properties.
Scope: This SMS program is not used for guest communications. Cozy Home LLC communicates with vacation-rental guests through the messaging systems of the platforms on which the guest booked (Guesty, Airbnb, Vrbo, and similar) or by email. Guests do not receive text messages from this toll-free number.

About our SMS program
Cozy Home LLC uses SMS to coordinate the day-to-day operation of our rental properties with the people who provide services at those properties or who have operational responsibility for them. We send only operational, job-related, or coordination messages. We do not send marketing, promotional, or advertising text messages of any kind through this program.
Who receives messages
Our SMS program is used exclusively to communicate with service providers and operational partners who work with Cozy Home LLC, including:
- Cleaners and cleaning companies performing turnovers
- Maintenance contractors and repair technicians
- Property managers and co-hosts who assist with operations
- Building owners, building management, and HOA representatives at properties we operate
- Other vendors or operational partners retained to provide services at our properties
How recipients opt in
Every recipient of text messages from Cozy Home LLC affirmatively opts in through a dedicated SMS consent section that appears in every written agreement we have them sign. This SMS consent section is presented as a separate, clearly-identified block with its own initial line, distinct from the general agreement signature — SMS consent is never bundled with acceptance of other terms, the privacy policy, or the overall agreement signature. To opt in, each recipient must take two distinct actions in the dedicated SMS consent block:
- Write their initials on the SMS consent initial line.
- Provide their mobile phone number on the line beneath the SMS consent language.
Without both actions, no SMS messages are sent. This dedicated SMS consent block is included in each of the following written documents:
- Service agreements and contractor onboarding forms (for cleaners, maintenance contractors, and similar service providers).
- Property management and co-hosting agreements (for property managers and co-hosts).
- Vendor intake forms and standalone SMS consent forms (for building owners, building management, HOA representatives, and other operational partners).
A signed copy of the relevant document is retained on file for each recipient and can be produced on request. SMS consent is not a condition of engaging Cozy Home LLC for services; recipients who decline SMS are communicated with by phone call or email instead.
Types of messages
Recipients will receive operational messages such as:
- Turnover scheduling — cleaning or maintenance windows between guest stays.
- Job assignments — requests for specific cleanings, repairs, or property visits.
- Property access — door codes, access instructions, and related operational details.
- Maintenance and issue reports — notifications about items that need attention at a property.
- Coordination and confirmations — scheduling changes, completion confirmations, and related logistics.
- Building and common-area matters — coordination with building owners, building management, and HOAs on issues affecting properties we operate.
Message frequency
Frequency varies by role and workload. A cleaner or maintenance contractor may receive several messages per week during active periods and fewer during slower periods. A property manager or building contact may receive only occasional messages.

Cozy Home LLC: Turnover at 123 Pine St on Sat 4/18, checkout 11am, next check-in 4pm. Door code 4821. Please confirm. Reply HELP for help, STOP to opt out. Msg&data rates may apply.
Cozy Home LLC: New door code for 789 Palm Dr is 6302 effective today. Please use this for your next turnover. Reply HELP, STOP to opt out.
Standard disclosures
Message and data rates may apply. Your mobile carrier may charge for sending and receiving text messages depending on your plan.
Message frequency varies. The number of messages received depends on the workload associated with your role.
Reply STOP to any message to unsubscribe from the SMS program at any time. You will receive a final confirmation of your opt-out. Reply HELP to any message to receive help, or contact us directly using the information below.
Carriers
Cozy Home LLC is not liable for delayed or undelivered messages. Carriers, including but not limited to AT&T, Verizon, T-Mobile, and their affiliates, are not liable for delayed or undelivered messages.
Privacy & how we handle your information
We take privacy seriously. With respect to mobile phone numbers and SMS consent information we collect from service providers and operational partners:
- We use phone numbers solely to send the operational text messages described above.
- We do not sell, rent, or share mobile phone numbers or SMS opt-in information with any third parties or affiliates for their marketing or promotional purposes.
- We may share phone numbers only with service providers that help us operate our SMS program (for example, our SMS delivery provider, Twilio), and only to the extent necessary to deliver the messages that have been consented to.
- SMS consent and opt-in data are not shared with third parties for any purpose other than operating our messaging program.

Changes to these terms
We may update these SMS terms from time to time. The “Last updated” date at the top of this page will reflect the most recent revision. Continued participation in the SMS program after an update constitutes acceptance of the updated terms.
